Your management company can certainly help with the rental of your home, but the more you personally rent at your home, the more income it will generate. The most successful homeowners are often booking 20-25 weeks of their own bookings.

There are rental arrangements that will cover at least 20-30 weeks of occupancy in a property. The rental amounts paid range from $400 per week to $950 per week. These rates are all net payments to the property owner, i.e., after state and county sales taxes have been paid by us on the rental income received. The exact rental amount that can be paid depends on the size, condition and location of the property being rented.

Most lenders will work with 20% down payment (although they prefer a 30% down to offer the very best interest rates), and lend the 80% balance. The range of programs are:

• Must meet minimum credit score requirements and be able to fully document income ("full doc")

90% financing
• Can be done as a piggyback also ("full doc" or stated income). No private mortgage insurance.
• Fixed rate, adjustable and interest-only options available.
• Available for single family, duplex, triplex and quad investment properties.

80% financing
• Can be full doc borrower or stated income. Must qualify.
• No private mortgage insurance
• Fixed rate, adjustable and interest-only options available.
